Variations refer to changes or additions to the original scope of work after the contract has been signed. These can include client-requested changes, unforeseen site conditions, or adjustments needed once we uncover hidden issues — which is particularly common in older homes.
We recommend clients allow from 10–20% contingency in their budget to cover any unexpected surprises or design changes along the way. This buffer helps ensure you're financially prepared for:
Hidden structural or plumbing issues uncovered during demolition
Updates for existing site conditions to meet current building codes
Design upgrades or changes made during construction
Additional work requested after the project has started
While we always aim to stick to the agreed scope and provide accurate quotes upfront, renovations and construction — especially on older properties — can sometimes reveal things we couldn’t see initially.
